Take initial instructions from the vendor; confirm client identity and verify ownership of the property.

Prepare the Contract for Sale; order title search, zoning certificate, drainage diagram and all required statutory searches.

Prepare the Vendor's Statement (s32 of the Sale of Land Act 1962) disclosing title, encumbrances, outgoings, services, planning and building information.

Draft and advise on any special conditions such as subject to lease, inclusions, exclusions or delayed settlement.

Respond to the purchaser's solicitor's requisitions and negotiate contract amendments to protect the vendor's interests.

Review and respond to any queries on the Vendor's Warranties in the General Conditions; ensure all warranty obligations are met prior to settlement.

Prepare and arrange execution of the Transfer of Land document by the vendor client.

Liaise with the vendor's bank to obtain a payout figure and arrange discharge of the existing mortgage.

Calculate and verify settlement adjustments for council rates, water rates and land tax apportionments.

Complete settlement digitally via the PEXA electronic lodgment network; sign and lodge the Transfer of Land and discharge of mortgage simultaneously, with funds released electronically.
